Bader Court, Crawley
Mount Green Housing Association has appointed Podium as Contract Administrator for a significant cladding and balcony replacement project at Bader Court in Crawley.
This project was initiated due to the combustibility of existing materials and the structural failure of the balconies, necessitating a comprehensive replacement to ensure compliance with current safety regulations. The work includes removing all external wall materials up to the internal plasterboard and replacing non-combustible materials with a minimum fire rating of A2-s1-d0 to enhance fire safety.
For 60 years, Mount Green has met the housing needs of individuals, couples and families. They own and manage around 1,600 properties, mainly within Surrey and North Sussex communities. They offer a range of affordable, good quality accommodation for local people to rent or part buy/part rent. They develop and build properties while striving to adapt, maintain and improve residents’ homes and neighbourhoods with their services.
As Contract Administrators at Bader Court, Podium is overseeing the project from inception to practical completion, ensuring quality execution and adherence to contractual obligations. This project will significantly enhance the building’s fire safety, structural integrity, and long-term durability, providing Mount Green’s residents with a secure living environment.
Our key responsibilities include:
Producing a detailed specification for the works, ensuring clarity and precision
Drafting and finalising JCT contracts for the project
Leading the tendering process to ensure competitive and compliant bids
Developing AutoCAD drawings to support project execution
Overseeing works to ensure compliance with project specifications
Conducting monthly progress meetings with stakeholders
Managing valuations and issuing contract instructions
Conducting regular site visits to assess workmanship and progress
Preparing and submitting Building Control and Planning applications on behalf of Mount Green
Providing continuous updates and ensuring that the works align with both regulatory requirements and Mount Green’s expectations
As the Contract Administrator, we are ensuring that the cladding and balcony replacements at Bader Court are delivered to the highest safety and quality standards. Furthermore, we have laser scanned and surveyed the building as part of this project and have produced existing and proposed scaled elevation drawings.
We are successfully guiding this project towards completion by combining our technical expertise, regulatory knowledge, and meticulous contract management.
